NEMSI was able to develop, engineer, service, and deliver both a technical and financial solution, to upgrade the aging mechanical infrastructure, to increase the building energy efficiency, to provide additional flexibility in tenant leasing, and to enhance tenant comfort all within a very tight schedule.
MECHANICAL, ELECTRICAL, HVAC & ENGERY SCOPE OF WORK
As the prime Design/Build contractor, NEMSI engineered, designed and built the upgrade of the original building mechanical infrastructure. We created a detailed energy solution model to match the existing building energy consumption then modeled alternative upgrades and their energy savings. We obtained over $650,000 in incentives from Connecticut Light & Power for the proposed upgrades.
The completed mechanical and electrical facilities upgrades included:
- Replacement of the original building industrial cooling towers and chillers
- Retrofitted the building to a variable flow chilled water distribution system
- Provided a winter free-cooling system
- Provided the capability to provide 24/7 cooling for tenants
- Provided variable frequency drives on all of the building air handling systems
- Provided a new state of the art, web-accessible Direct Digital Control energy management system.
The mechanical and electrical construction project schedule was tight as we were authorized to proceed in early January but the cooling needed to be operational by mid-April. Through the Design/Build process, we were able to order equipment with long lead times as the final design/build and layout was being completed. We self performed over 85% of the HVAC retrofit installation work with our own employees.
We also provided the building management with building standard specifications for tenant space HVAC equipment. The new building standard HVAC equipment provides increased indoor air quality and will continue to improve the building energy efficiency performance.
