Client Objectives
Forstone Capital, the real estate firm that owns 855 Main Street, wanted to increase the energy efficiency of the aging building systems and lower overall operating costs.
They selected EMCOR Services New England Mechanical (NEMSI) to perform the upgrade project, in part because of our knowledge of and familiarity with the Energize Connecticut program and the Commercial Property Assessed Clean Energy (C-PACE) program.
Solutions
For this project we:
- Helped secure $469,000 in utility incentives through the Energize Connecticut program
- Helped secure financing for the project through the C-PACE program
- Conducted an initial American Society of Heating, Refrigerating, and Air Conditioning Engineers Level II building energy audit
- Installed new chillers, fan powered variable air volume boxes, cooling towers, and direct digital control systems
Our work on this project is estimated to yield $242,000 in annual cost savings and over $6 million in energy savings over the lifetime of the upgrades.
